A roof inspection tells you how much life your roof has left and what, if anything, needs work. We get on the roof and in the attic where we can, photograph what we find, and give you a plain written report.

What We Look At
The covering itself, the flashing at every wall, vent and chimney, the valleys, the edges, gutters and drains, and the attic side of the deck where stains show up first. On tile we lift a few pieces to see the underlayment. On flat roofs we look for ponding, blisters and open seams.
Buying or Selling
A roof problem found late can stall a sale. Sellers who fix the roof first hand the buyer a clean report. Buyers who know the roof before they sign can plan or negotiate. We schedule around escrow and write the report so both sides can read it.
A Roof Check Before the Rain
Fall is the best time for an inspection here. Most rain falls between November and March, and small problems found in October are easy fixes. Found in January, they are leaks.
