Tile Roof Repair and Underlayment Replacement
Concrete and clay tile can outlast the house, but the underlayment beneath it wears out much sooner. When it fails we lift the tile, lay new underlayment and flashing, and set your tile back, swapping any broken pieces. That is called a lift and relay.
- Cracked and slipped tile replaced
- Lift and relay with new underlayment
- New valley, wall and vent flashing
- Battens and bird stop checked and replaced
- Original tile saved when it is sound

Why Tile Roofs Leak
Tile sheds most of the water, but it is not the waterproof layer. The underlayment under it is. Our heat bakes that layer year after year until it cracks and lets water reach the deck. A roof can look perfect from the street while the paper under it is falling apart.
Walking on tile the wrong way breaks it, and broken tile lets sun and water in. We step only where tile can carry weight and replace anything that cracks along the way.
How a Lift and Relay Works
We pull the tile in sections and stack it on the roof. The old underlayment comes off, the deck is checked and repaired, and new underlayment goes down with new flashing at valleys, walls and vents. Then the same tile goes back on.
Because your tile is reused, a lift and relay can cost less than a full new tile roof and keeps the look of your home. If your tile line is discontinued, we use salvage from our stock or blend matching pieces where they show least.
Spot Repairs on Tile
Not every tile roof needs a full relay. A cracked tile, a slipped course after an earthquake or a leaking valley can be fixed on its own. We tell you which one you have.

Questions We Hear
How do I know my underlayment is failing?
Stains on the ceiling after rain, daylight in the attic around the edges, or tile that has been patched over and over. A roof inspection with photos is the sure way to know.
Can you match concrete tile?
Many profiles like flat, S tile and barrel are still made. For older or discontinued tile we use salvage pieces and put new tile where it shows least.
Do you work on clay tile?
Yes. Clay is more fragile than concrete and needs careful handling. We set extra time for it.
